Baywalk Residence is a mid-range condo-hotel on Pattaya Second Road, wedged in the buzzy pocket near Soi 15 and Boyztown — a short walk from Beach Road, Walking Street and the heart of the nightlife. It trades almost entirely on that location: you're minutes on foot from the bars, the beach and the Walking Street end of the bay, which is exactly what most guests book it for. The building is a converted residence, so rooms are larger than a standard hotel room and come with wooden furniture, a flat-screen TV, a fridge/minibar, kettle and slippers — handy for longer or self-catering stays. Up top there's a rooftop pool and terrace with sea views across the bay, plus a terrace restaurant, and the basics are covered: free breakfast, free WiFi, free parking, a 24-hour front desk and concierge. Rates typically start around 1,400–1,800 baht a night depending on season, which is good value for the position. The trade-offs are honest ones: it's an older property where some rooms and facilities show their age, the nightlife setting can be noisy, a refundable damage deposit is taken at check-in, and — importantly at the time of writing — a large condominium is being built next door, with daytime construction noise and dust expected for roughly three years from early 2025.
