Overview
Cosy Beach View is a completed Pratumnak condominium with 24 floors and 297 units, according to several current property databases. Those sources place completion in 2014 and show studios, one-bedroom apartments and larger layouts appearing on the resale and rental market.
The project suits a buyer or long-term tenant who wants a high-rise near the Cosy Beach side of Pratumnak and values substantial shared facilities. It is less suitable for anyone who assumes every high-floor flat has the same sea view, fit-out or maintenance standard. This is an individually owned building: the exact unit matters at least as much as the project name.
A current Thavorn Asia sales sheet adds one concrete listing signal: a 35-square-metre studio was marketed in the project. That is evidence about one available unit, not a standard floor plan or a project-wide price. The same caution applies to the July asking snapshots: a sale advert, a rental advert and the registered transfer price answer different questions.
Project facts that are reasonably consistent
| Item | What current sources show | How to use it |
|---|---|---|
| Completion | 2014 | Confirm against the title and juristic-person records |
| Height | 24 floors | Check the exact building and unit number at viewing |
| Inventory | 297 units | Do not infer current foreign quota from total inventory |
| Shared facilities | Pool, gym, sauna/steam, jacuzzi, parking and security | Inspect access, condition and current rules in person |
Broker and portal descriptions disagree about the number of buildings and use different names for the developer. For that reason, the developer field remains unresolved rather than repeating a convenient but uncertain answer. A buyer should obtain the registered developer and project documents through formal due diligence.
Current asking prices
The lowest sale asking price found on a major portal in July 2026 was ฿1,929,400. A separate current rental search showed a ฿13,000 monthly studio advert. These figures resolve what was previously a blank field, but they are snapshots, not guarantees. They can disappear, describe a unit with limitations or differ from the final negotiated and registered price.
Compare like with like: floor area, floor, direction, actual view, furniture, renovation, ownership quota and whether the unit is occupied. For rent, compare lease length, deposit, utility billing, internet, cleaning and appliance responsibility. A low monthly headline can be offset by weak furnishings or stricter terms.
Facilities and day-to-day fit
Current project records consistently mention a communal pool, fitness facilities, sauna or steam areas, jacuzzi, parking, lifts and security. Some sources place the leisure facilities on the 14th floor. Confirm what is currently open and included before treating the amenity list as part of the value.
At viewing, use the lifts at a busy time, check water pressure and mobile signal, listen from the bedroom with windows closed, and inspect common corridors and refuse areas. Ask the juristic office about renovation rules, pet policy, parking entitlement, planned major works and outstanding common fees attached to the unit.
Buyer checks
Thailand’s government information says foreign ownership in a registered condominium cannot exceed 49% of the total unit area. A foreign buyer needs a letter from the condominium juristic person confirming available foreign quota for the transfer. “Foreign quota” in an advert is therefore a claim to verify, not a permanent characteristic of the building.
Have an independent lawyer check the title deed, seller identity, encumbrances, quota letter, source-of-funds documents, taxes, transfer fees and contract. Review juristic-person accounts, meeting minutes, insurance, sinking fund and any planned special assessment. None of those checks can be replaced by a furnished show unit or an agent’s yield estimate.
Who should shortlist it?
Shortlist Cosy Beach View if a completed Pratumnak high-rise, leisure facilities and a range of resale layouts fit the brief. Skip it if direct beachfront access, guaranteed unobstructed views or uniform hotel-style management are essential. For both buying and renting, decide on the inspected unit and verified documents, not on the project summary alone.
This is general property information, not financial or legal advice. Prices, rents, ownership quota, fees and unit condition can change.

Frequently asked questions
What is Cosy Beach View?
Cosy Beach View is a completed condominium project in Pratumnak, Pattaya. Multiple property databases agree on 24 floors, 297 units and completion in 2014, although some descriptive records contain inconsistent building counts. Treat those databases as leads and obtain the registered project and juristic-person documents before relying on any structural detail in a contract.
How much does a condo at Cosy Beach View cost?
Current asking prices started around ฿1.93 million when checked in July 2026, but that is not a valuation or completed-sale price. Unit size, floor, view, renovation, furniture, foreign quota and seller urgency all affect the figure. Compare several active units and recent registered transfers rather than treating the cheapest advert as the project’s market value.
How much is rent at Cosy Beach View?
An active July 2026 listing advertised a studio from ฿13,000 per month, while other units were higher. Lease length, floor, furnishings, internet, utilities and deposit terms can change the real monthly cost. View the exact unit, test the equipment and put every inclusion in the agreement before paying a holding deposit.
Can foreigners buy at Cosy Beach View?
Foreign freehold purchase depends on eligibility and available foreign quota at the time of transfer. Thailand’s government information says foreign ownership is capped at 49% of a registered condominium’s total unit area and requires a quota letter from the condominium juristic person. A lawyer should also verify the title, funds, fees and contract.
