Location & getting there

Soi 13/1 links Beach Road and Second Road in the heart of central Pattaya, a short walk from the beach and surrounded by easy-going bars. It’s an easy baht-bus hop from anywhere in the centre. That central position is the appeal — and the catch, since a nightlife soi is never silent.

Rates typically start around 1,400–1,800 baht a night depending on season, which is good value for the position. The trade-offs are honest ones: it's an older property where some rooms and facilities show their age, the nightlife setting can be noisy, a refundable damage deposit is taken at check-in, and — importantly at the time of writing — a large condominium is being built next door, with daytime construction noise and dust expected for roughly three years from early 2025.
